COMMENTS: The applicant is requesting this CUP to allow a new house to be constructed to the east of the existing residence.
As the Commission is aware, the Regulations only allow one residence per lot. While the new house is constructed, the applicant will be living in the existing residence and so there will temporarily be 2 residences on this Tax Lot.
The applicant is aware of the typical 1-year allowance on this type of CUP. The existing residence will be demolished once the new house is completed \ occupied.
As required by the Zoning Regulations, a sign has been posted on the property and 5 certified mail, return receipt, letters were sent to property owners within 200 feet. This request appears to meet the Zoning Regulation requirements.
RECOMMENDATION: Approve with a review in one year for a status report.
